Terms & Conditions

Contract                                          Once you contact us regarding your preferred period of stay, we send you a contract with booking form.  This is returned to us together with your full/ part payment as soon as possible in order to secure the booking. (See payment section below).

The conditions in the contract are set out to protect the guests as well as us.  We are, of course, flexible and should you have any requests such as different entry and exit times, please let us know and we will try to meet your needs.

Full Payment                                                 Full payment is required 8 weeks before the first day of the Hire Period.  From experience, we feel that, in the event of a cancellation, we need two months to have a good prospect of re-letting the cottage.  This means that we have a better chance of being able togive you a refund.  

Pet Policy                                    As long as pets are kept out of the bedrooms, off furniture and supervised at all times  one pet on request is welcome at a supplement of £20.

For those with allergies to cats and dogs - such as myself - rest assured that the house is given an extra thorough cleaning on the departure of guests with a pet.

 

Payment: Cheque, bank draft or bank transfer for holders of UK bank accounts; bank draft or bank transfer for holders of non-UK bank accounts.  We cannot accept cash payments by post under any circumstances).

Security Deposits: These will be refunded in full at the end of the Hire Period given that there are no breakages or missing items and that the Cottage and Cottage Gardens have been left in a clean and tidy state as per arrival (excluding normal wear and tear).  

Cancellation Policy

Cancellations made 8 or more weeks in advance   Cancellations made within 8 weeks of first day of Hire Period

- If a cancellation is made more than 8 weeks before the first day of the agreed Hire Period, the Hirer will be refunded any Hire Payments made minus a £35 administration/ booking fee. 

 

- If a cancellation is made less than 8 weeks before the first day of the agreed Hire Period, the Hirer is liable for all rental charges.  Should the Owners manage to successfully re-let the Cottage, the Hirer will be refunded any Hire Payments made minus a £35 administration/ booking fee. 

Should the cottage be successfully re-let, refunds will be paid by a) cheque or b) bank transfer to any mainstream UK bank.

If the Owners are unable to re-let the cottage, any Hire Payments made may be applied to a future booking provided that the new booking is taken within the 18 months following the cancellation.

Due to the increasing number of Internet scams, we will not refund any payments until full and final clearance by our bank. Overseas refunds will be made by bank draft minus bank charges and our administration/ booking fee.  For overseas clients this may take some months.  Under no circumstances will we accept overpayments.
